<p>If you are considering buying a home, one of the first decision you have to make is how are you going to finance the purchase.&nbsp; Will you use a <u><strong>FHA Housing Loan</strong></u> or a traditional Conventional Loan?</p>
<p> Unless you have the necessary funds for a 20% down payment required for a Conventional Loan the decision will already be made for you.&nbsp; The only other choice you have is a FHA Home Loan because you only have to have a 3.5% down payment.</p>
<p> But the low down payment is not the only advantage of a FHA Housing Loan.&nbsp; The author of the below article does an excellent job of listing all of the <strong>advantages of a FHA Housing Loan.</strong></p>
<p><strong>FHA Or Conventional &#8211; You Decide</strong> </p>
<p>FHA stands for Federal Housing Administration. FHA loans are the Fannie Mae and Freddie Mac loans that you hear so much about. One common misconception about FHA loans, is that Borrowers think that the FHA is lending them the money. This is not true. The FHA is &#8216;insuring&#8217; your loan in case of default. This is why so many lenders like FHA so much. If you default on your loan, the FHA will buy that loan back from your lender. Therefore, the lender&#8217;s risk<span id="more-294"></span> is extremely limited.</p>
<p> Where does FHA get its money to purchase back these &#8216;bad loans&#8217;? When you take out an FHA loan, you pay insurance. You pay an up front premium of the loan amount x .0175, and monthly insurance of the loan amount x .0005.</p>
<p>So to give you an example: Let&#8217;s say you are purchasing a home and your loan amount (not the purchase amount, but the loan amount) is $100,000. At closing, you will pay $1,750 (that&#8217;s $100,000 times .0175). Each month, you will pay an additional $50 (That&#8217;s $100,000 x .0005). You may think that sounds like a lot of money &#8211; but guess what&#8230;you are more than likely going to have mortgage insurance on a conventional loan as well &#8211; and you are going to pay an even higher rate on the conventional.</p>
<p>The purpose of this example was to just show you how the FHA gets its money to pay off the bad loans. The FHA started out taking money from the government, but has since become self-sufficient.</p>
<p> Many years ago, getting an FHA loan was a pain in the butt! Additional inspections, additional costs, they take longer to process, there was more paperwork involved, it was harder to qualify for, the appraisal guidelines were more strict, etc. Now, getting an FHA loan have been simplified and the additional costs are very limited.</p>
<p> Let&#8217;s compare a few points between the FHA and conventional loans, and you decide:</p>
<p> Down Payment<br /> FHA requires a minimum of 3.5%<br /> Conventional requires a minimum of 5%</p>
<p> Mortgage Insurance<br /> FHA is less &#8211; Conventional costs you more</p>
<p> Origination Fee<br /> Loan originators (loan officers) can charge you only up to 1% for FHA, while the fee they can charge you with conventional loans is an unlimited amount.</p>
<p> Credit Scores<br /> FHA &#8217;says&#8217; that they don&#8217;t require a minimum credit score. However, the investors are still requiring around a minimum of a 620 score to qualify. Conventional loans are requiring around a 680 score. A 620 credit score going FHA allows a Buyer to have the same interest rate as a Buyer with a 740 score going conventional.</p>
<p> Closing Costs<br /> FHA keeps these costs controlled; whereas conventional can get out of control</p>
<p> Bankruptcy<br /> With FHA, you can qualify after two years, and with conventional, you must wait four years</p>
<p> Foreclosure<br /> With FHA, you can qualify after three years, and with conventional, you must wait four years</p>
<p> Qualifying Ratios<br /> FHA has higher qualifying ratios, while conventional has lower qualifying ratios</p>
<p> Seller Credits<br /> With FHA a Seller can credit up to 6% of the Buyer&#8217;s closing costs.<br /> With conventional loans, the maximum Seller credit is 3% towards closing costs</p>
<p> The maximum loan limit for an FHA loan is currently $271,050. So if you plan on purchasing a home whereas the amount is higher than that, you will need to make up for it by paying additional monies down so you can get the loan amount around $270,000ish. (you need a little &#8216;fluff factor&#8217; for additional closing costs that may pop up.</p>
<p> Do FHA loans take longer to process and underwrite? Yes, they do&#8230;about 30 minutes longer</p>
<p> Is it more difficult to qualify for an FHA loan? They are often easier to qualify for than conventional loans.</p>

<p> FHA mortgage loans are taking off according to National Mortgage News Online. There is a trend developing and there&#8217;s a good reason why. FHA home loans allow lenders to offer mortgage products with low down payments that a lending institution might not otherwise offer.

<p> An FHA insured loan insures the lender in case the borrower defaults on his payments. Commonly misunderstood, FHA does not insure the homeowner in the face of job loss, casualty or other difficult times. <p> If you are wondering how a lender decides what is the maximum mortgage you are allowed to borrow, it takes into account several factors.</p>
<p> The debt-to-income ratio is the first and foremost issue to determine affordability for the maximum loan amount on an FHA mortgage loan. It is a simple calculation that compares your gross income before taxes to your housing expense. Your housing expense is a combination of your prospective monthly payment of principal, interest, taxes and insurance. The Federal Housing Administration prefers this number to be under 31%.</p>
<p> Another way to say it, you will make the bank happy if you don&#8217;t spend more than 31% of your gross income on your house payment.</p>
<p> There is also a second debt-to-income ratio that accounts for your monthly housing expense plus other non-housing expenses such as monthly payments from credit card debt, installment debt, car payments, student loans, alimony, and child support. It is calculated by adding the monthly housing payment (principal, interest, taxes, insurance) plus monthly payments from non-housing expenses to arrive at a total debt. Then simply divide the gross monthly income by the total debt. The Federal Housing Administration considers 43% as the highest acceptable ratio. That means that FHA likes to see monthly housing debt plus non-housing debt be less than 43% of your total gross monthly income.</p>
<p> Additional criteria such as the amount of your down payment is considered. A lot of importance is placed on your ability to save money along with the strength of your credit scores.</p>
<p> It may seem overwhelming when you read everything that goes into determining your maximum loan amount but you shouldn&#8217;t let that discourage you. Please do not make the common error of diagnosing your own eligibility.</p>
<p> For both refinances or home purchases, here is the most crucial decision you can make. Instead of trying to calculate your ability to borrow, look for a lender that can trust.</p>
<p> Begin with speaking to acquaintances asking who they used for their last home loan and I don&#8217;t mean merely the mortgage company. I mean specific people such as loan officers and mortgage brokers. Securing a mortgage broker who you can trust to be your advocate feels very reassuring.</p>
<p> Second, consider people you know in the real estate industry like Realtors who often have the best contacts in lending. More than likely, you will hear specific names repeat in conversations.</p>
<p> Finally, take advantage of the internet to search for lenders in your specific area. For example, you could search for mortgage lenders and then add your city or locality to the search. <p> They will also take a look around your home for upgrades. Naturally, when comparing one home to another this is important as it goes to value.</p>
<p> What you won&#8217;t find him doing is checking faucets, foundation integrity, whether lights work or not, or if the air conditioning is working at its peak level.</p>

<p>1.You must present your previous addresses within two years. If you are a couple that had varied addresses, you have to incorporate both of your addresses.</p>
<p>2.You must able to show your employment history in two years, that includes the name of your employer and their addresses along with your monthly gross income.</p>
<p>3.Present your income tax form and W2 for the last two years.</p>
